Documents the availability of ANDE electricity and ESSAP water service for the specific lot. Distinguishes between service available in the general area versus connection available to the specific lot. Notes connection point distances and any known limitations.
Documents the physical condition of the lot as observed during the on-site visit. Includes photographs of the terrain, access roads, boundary markers, and any notable features. Records GPS coordinates. Notes flood risk indicators based on terrain characteristics.
A single, clearly stated conclusion on the documentation status of the property. Three possible outcomes: Documentation in Order, Documentation with Issues (specific issues listed), or Documentation Incomplete (specific gaps identified). No ambiguity.
Photographs from the site visit, GPS coordinate data, copies of key registry documents reviewed, and the mensura comparison data. All attachments are referenced within the report sections where relevant.
Every verification concludes with one of three verdicts. These are not judgments about whether to buy — they are factual statements about the documentation status of the property at the time of verification.
All four checks returned no significant issues. Title is registered and clear, mensura matches, utilities are accessible, and site visit confirmed physical condition consistent with documentation.
